What FortyFive provides

FortyFive is a software platform that provides property information, search tools, planning calculators and educational content. FortyFive is not a Qualified Intermediary, real-estate brokerage, tax adviser, investment adviser or law firm, and does not hold exchange funds.

Accounts and purchases

The free Exchange Check requires no account. An account is required to save a workspace, upload documents or purchase the one-time $249 Exchange Review. Historical subscriptions are not offered to new users and do not create entitlement to an Exchange Review.

Exchange Review and documents

The Exchange Review is an automated informational report based only on the information you provide and values you confirm. It does not determine that an exchange qualifies, guarantee tax deferral or replace advice from a CPA, attorney or Qualified Intermediary.

You are responsible for reviewing extracted values before generating a report. Upload only documents you have authority to use, remove sensitive information that is not needed, and do not upload Social Security numbers or bank-account credentials.

Listings and submissions

Anyone submitting a property affirms they are the owner or an authorized representative with the right to market it, and must provide accurate contact, brokerage or entity details. We review submitter authorization before publishing, but that review is a reasonableness check — not a title search, licence certification or guarantee of accuracy.

Listing facts, financials and photographs come from the seller side. FortyFive does not verify or guarantee them, and members must complete their own due diligence. We may decline, edit, suspend or remove any listing at our discretion, and we may require periodic reconfirmation that a property is still available.

Acceptable use

You agree not to misuse the platform.

• ·No scraping, bulk extraction or resale of listing data.
• ·No submitting property you are not authorized to market.
• ·No unlawful, misleading or discriminatory content.
• ·No attempts to circumvent membership controls or access other users' data.

Disclaimers and liability

The platform is provided on an as-is basis without warranties. To the maximum extent permitted by law, FortyFive is not liable for indirect, incidental or consequential damages, and total liability is limited to the amounts you paid in the twelve months preceding the claim.

Changes

We may update these terms. Continued use after changes take effect constitutes acceptance.
